Terms & Policy

Booking Conditions

Minimum stay 7 days, prices in Euros, the prices always include taxes and fees.
Departure from house is always made before 10.00 hours and arrival to the house after 14.00 hours.
The prices includes:

  • Change of towels every 4 days;
  • Change of sheets every 7 days;
  • Maintenance of the pool and gardens.

Payment will be made as follows:

  • To confirm the booking a deposit of 25% of the total booking price is to be paid by the customer within 48 hours by bank transfer or by credit card. Account details to be provided by Steefs vakantiehuizen Mallorca.
  • The 75% remainder must be paid by bank transfer 30 days prior to arrival.





The specific conditions are described in the property file. By accepting these conditions, you will be agreeing to the specific conditions of the property you are booking. or its trading name Villas 4 Holidays only acts as an agent for homeowners or their local representatives in accordance with the following conditions:

I: Payment.

At the time when the booking is made, a deposit equivalent to twenty-five percent (25%) of the total amount must be paid within a period of no more than 48 hours. If the deposit is not paid within the set time limit, Villas 4 Holidays reserves the right to cancel the booking. If this amount is received, and the owner is in agreement, you will be sent a booking confirmation.

The remainder of the amount to be paid, corresponding to your booking, must be paid at least 30 days before the date of arrival at the destination property. If this is not done within that period, Villas 4 Holidays may cancel the booking, resulting in the loss of the deposit paid.

In the event that the booking is made less than 30 days before the date of arrival and occupancy of the property, the amount (100%) of the booking is to be paid in full.

In all cases and in order to expedite the process, the client must send Villas 4 Holidays a copy of proof of payment, either by fax or e-mail as soon as possible, being solely responsible for the expenses and bank charges that may result from these transactions.

Once Villas 4 Holidays receives proof of the final payment, in accordance with the preceding paragraphs, it will send the client, by e-mail or fax, details of how to get from the airport to the property selected by the client.

II: Deposit

The owner or his/her representative, Villas 4 Holidays, reserve the right to request a deposit against damage, breakages, damages resulting from theft or excessive dirt in the destination property selected by the client. In the event that this is requested and effected, it will be returned on the last day of the stay, after inspecting the property that is the object of this contract.

If no deposit is made according to the terms described in the preceding paragraph, the lessor or in their Villas 4 Holidays representative may require the customer to compensate the owner of the property by an amount equal to the cost of the damage, theft or excessive dirt. The lessee is responsible for any damage that occurs to the property during his/her stay, provided it is for reasons attributable to the same.

III: Cancelation

Booking cancellations must be carried out with a minimum notice period of 30 days prior to the date of occupation of the property selected by the client, notifying the owner or Villas 4 Holidays via e-mail or fax.

In the event that a reservation is cancelled more than 30 days before occupation of the property, the 25% deposit paid by the client will not be returned, if the client has paid more on account than the 25%, the difference will be disbursed.

Otherwise, for cancellations made less than 30 days before, or even during, the period of the stay, for reasons not attributable to the owner or to Villas 4 Holidays, the client will be obliged to pay the total rental price and will not be able to recover the deposit paid.

In the event that Villas 4 Holidays is obliged to cancel the client booking, due to any force majeure imposed by the property, Villas 4 Holidays will return to the client the fees paid to date in full. Villas 4 Holidays is not obliged in any way to pay any form of compensation.

IV: Changes to dates and number of people.

Modifications to dates may be made in the following cases, by informing Villas 4 Holidays in writing and subject to the following conditions:

1.      Increase number of days: it is possible to increase the number of days of your stay in the property selected if it is available during the dates chosen. No changes will be made if the difference in the booking fee is not paid in advance.

2.     Reduce number of days: you must give notice in writing one month prior to the agreed arrival date and without any refund of the total booking amount.

 3.  Change in the number of people: increasing the number of people is possible if the property has sufficient capacity. Changes will only be made upon payment of the difference in the booking fee. The first change to the reservation will not incur any management costs, but a fee of €20 will be applied from the second change

V: Theft

Neither the property nor Villas 4 Holidays are responsible for any theft or burglary that may occur inside the property during your stay.

VI: Force majeure

In the event of situations of force majeure, the owner or Villas 4 Holidays will amend your booking. However, if it is not possible for this reason to offer a property with similar characteristics to the one reserved by the client, according to the terms agreed the client can either choose to accept another property or to cancel the reservation. In the latter case, the booking fee will be returned.

VII: Occupation.

The maximum occupancy of the property is indicated in the booking confirmation. Exceeding the permitted capacity without prior authorization may result in cancellation of the contract without the right to a refund of the amount paid. The property that is the object of the following contract is destined for sole and exclusive use as a holiday home, and may not under any circumstances, without the approval and knowledge of the owner or Villas 4 Holidays, have any other uses and benefits, such as banquets, celebrations, festivals, seminars, etc. To carry out any activity other than that characterising a holiday, or to exceed the maximum capacity of the property established by the number of beds, will result in immediate termination of the stay on the terms described above.

VIII: Features and inventory of the property

Villas 4 Holidays shall take all the necessary precautions in order that the properties are described accurately on its website. However, given that the properties are not under the direct and permanent control of this agency, it undertakes to quickly deal with any potential defects in the property or to find a suitable alternative that meets client expectations.

IX: Pets.

Pets are not prohibited in general terms although it is essential to request specific permission from the agency prior to confirmation of the booking so as to obtain confirmation and consent from the owner.

X: Cleaning, linen, garden, swimming pool and maintenance.

The property will be provided clean and with bedding, towels, and table linen. The person in charge of cleaning, and also the gardening, swimming pool and general maintenance staff, reserve the right to have key holder access to the property and access to its interior, even when the tenant/client is not there.  For stays longer than 7 days, the tenant will be provided, without additional cost, with weekly cleaning and change of bedding and towels. This cleaning and change of linen will be done from the seventh day after the entry of the clients.

XI: Arrival and departure times.

It is essential that the client inform us of the schedule of their arrival at the airport or port at least 7 days before the arrival date, to allow for the state and condition of the property which they will occupy to be checked. It is essential that the time of arrival is after 14:00. Also, the time of departure must be before 10:00 am. However, despite the above, and with prior authorization from the agency or owners, these times may be adjusted to the needs of the client.

XII: Jurisdiction.

In the event of any discrepancies that may arise between the parties, they agree to submit to the jurisdiction and venue of the Courts of Law and Tribunals of Athens (Greece).
